  • Q: Am I required to make my property available to Section 8?

    A: Currently no you are not required to make your property available to Section 8; however, there are a number of bills being voted on in Colorado and one of them would make all rental properties available to Section 8. Let us help you navigate all of the issues with renting a property!
  • Q: Are you licensed?

    A: Yes, all of our Property Managers are licenced Brokers with the State of Colorado.
  • Q: Can I reach you after hours?

    A: Yes, depending on the nature of the issue that would require communication after normal business hours.
  • Q: Can you put the money directly into my account?

    A: Yes. We subscribe to a money transfer service (Zelle) that can link your account for immediate deposit.
  • Q: Do I get to see the lease or sign it?

    A: Yes, and we can make adjustments to the lease to suit your specific needs.
  • Q: Do you sell real estate too?

    A: Yes, we can assist with all of your real estate needs and goals.
  • Q: How and when do I get my checks?

    A: Directly transferred into your bank account by the 15th of each month.
  • Q: How is rent collection handled?

    A: Electronically transferred ACH, Debit, Credit Card or check.
  • Q: How long of a lease do you sign?

    A: We sign a one year lease which can revert to month-to-month if necessary. We do like to get tenants to sign two year leases as this can help a tenant establish in the local community. Additionally, there are exceptions to vacating the property during the slower winter months.
  • Q: How much security deposit do you charge the tenant?

    A: Usually equal to at least one month’s rent.
  • Q: How soon can you start managing my property?

    A: This afternoon! We just need a signed Owner/Property Manager agreement.
  • Q: What type of properties do you manage?

    A: Single Family Homes, Multi-Family Homes, Townhomes, and Condos. We can likely work with you on any property you would like us to manage.
  • Q: What type of reports do I get and how often?

    A: We post a monthly owners statement, and at anytime we can provide and income and expense report for your investment which you can access anytime with an owner login. Additionally we provide you with annual tax statements for filing.
  • Q: Who holds the tenant security deposit?

    A: We hold the security deposit in a separate escrow account. We collect the deposit prior to the tenant moving into the property and disburse it after the move out inspection.
